About

Three partners. Three licences. One team.

Antara works in a joint venture with a development partner and a licensed local architecture and construction company. Each partner works in its own field, under its own licence, and signs for its own work. Together they offer the complete picture.

Why three companies, and not one.

In Indonesia, every company may only do what its business licence allows. The licence is set per activity, in a classification called KBLI. Interior design is one activity. Supplying building materials is another. Architecture, permits and construction are others again.

We could have stretched one company over all of it. We chose the opposite. Each partner does the part it is licensed for and best at, and takes responsibility for that part. You get the whole project; nobody works outside their licence to deliver it.

The partners.

Concept & interior

Antara

Foreign-owned company (PMA)

Concept development, interior design and renders. The interior specification, supervision of the interior works against it, and the supply of tiles, sanitaryware and hardware to site.

Licensed for interior design (KBLI 74191) and trade supply of construction materials (KBLI 46731, 46733, 46735).

Land & development

Alchlo Developer

Development partner

Land, the legal structure and financing, together with a notary. Development for investors and sales. After handover: accounting and villa management, so a house keeps running without you being there.

Works within its own licences.

Architecture & construction

Dejuma Architecture

Locally owned Indonesian company (PMDN)

Architecture, structural and MEP drawings, the building permit (PBG) and the occupancy certificate (SLF). The bill of quantities and the construction itself, with its own licensed team on site.

Works within its own licences for architecture and construction.

Who signs for what.

Every step of a project has one owner. That partner quotes it, signs for it and answers for it. You see every quote before you agree to it.

Three Antara document folders on a desk: Project Building, Project Legal and Project Finance, next to a floor plan

Every stream in its own folder.

Each project runs in three folders. Building: drawings, specifications and site reports. Legal: contracts, permits and land documents. Finance: quotations, invoices and payment schedules.

Three partners, three streams, one structure. You always know where a document is, and which partner it came from.

Where your money goes.

Construction payments go into a dedicated project account, held by the licensed builder. Money leaves that account only with the approval of all three partners. Nobody can spend your building budget alone.

You pay in stages, against progress you can see in your project portal. The concept and the advisory report are paid to Antara, before construction, at a fixed price.
